The Most Common Water Heater in Maryland Homes

Traditional tank water heaters are installed in the majority of homes across Central Maryland. They store 40 to 75 gallons of hot water in an insulated tank and keep it heated around the clock so it’s ready when you need it. They’re reliable, affordable to install, and work with both gas and electric fuel sources.

According to the U.S. Department of Energy, water heating is the second largest energy expense in the average American home, accounting for 14 to 18 percent of utility bills. Traditional storage water heaters typically last 10 to 15 years. If yours is approaching that age or showing signs of decline, repair or replacement should be on your radar.

Bailey Bros. Plumbing & Drain Services installs, repairs, and replaces traditional water heaters in all sizes and fuel types. Our team includes a licensed Master Plumber and Master Gas Fitter, so we handle the water heater, the gas line, and the venting under one scope. Every installation is backed by a 1-year labor warranty. Save $200 off water heater installation this spring. Financing is available through Wisetack.

Signs Your Water Heater Needs Attention

No Hot Water at All

You turn the faucet to hot and nothing comes through but cold. For gas units, the pilot light may have gone out, the thermocouple may have failed, or the gas supply may be interrupted. For electric units, a tripped breaker or a failed heating element is the most likely cause. Either way, it's usually a same-day repair.

Water Heater Leaking From the Bottom

A puddle under the tank usually means the inner liner has corroded through. Once the tank itself is leaking, it can't be repaired. This is a replacement situation, and it should happen fast before the leak becomes a flood. Call for same-day water heater replacement.

Popping or Rumbling Sounds From the Tank

Sediment builds up at the bottom of the tank over time. As the burner heats the water beneath the sediment layer, it causes popping and rumbling noises. A tank flush can fix it if caught early. If the sediment has been sitting for years, the tank may be damaged beyond effective flushing.

Rusty Water From the Hot Faucet Only

If only the hot water is discolored, the water heater is the source. A corroded anode rod or a rusting tank interior causes rusty water. Replacing the anode rod early can extend the tank's life. If the tank is already rusting through, replacement is the better investment. If both hot and cold water are rusty, the pipes may need repiping.

Pilot Light Keeps Going Out

A pilot that won't stay lit usually means a faulty thermocouple, a dirty pilot assembly, or a drafting issue with the venting. Thermocouple replacement is a quick, affordable repair. If the venting is the problem, it needs to be corrected for both performance and safety.

Water Heater Is Over 10 Years Old

A unit that's past the 10-year mark and showing any symptoms, inconsistent heating, longer recovery time, small leaks, or higher energy bills, is approaching the end of its useful life. Proactive replacement avoids the emergency that comes when the tank finally gives out.

Traditional Water Heater Services

Water Heater Repair

Thermostats, heating elements, thermocouple assemblies, pilot assemblies, gas valves, pressure relief valves, and anode rods are all replaceable components. If the tank is sound and the problem is a part failure, we repair it on the spot. Most repairs are completed in one visit with parts we carry on the truck.

Water Heater Replacement

When the tank is leaking, the unit is over 10 years old with recurring issues, or the repair cost exceeds half the price of a new unit, replacement is the smarter investment. We remove the old unit, install the new one, connect the gas or electric supply, and test everything before we leave. Same-day replacement available.

New Water Heater Installation

For new construction, additions, or homes switching fuel types, we install new traditional water heaters from the ground up. We size the unit based on your household’s hot water demand, handle the gas line or electrical connections, install proper venting, and make sure everything meets Maryland code.

Water Heater Maintenance

Annual maintenance extends the life of your water heater and catches problems before they become failures. We flush the tank to remove sediment, inspect and replace the anode rod if needed, check the pressure relief valve, test the thermostat, and verify that gas connections and venting are safe and code-compliant.

Why Bailey Bros. for Water Heaters

Same-Day Replacement

A failed water heater affects your entire household. We stock common sizes and can typically replace a standard unit the same day you call. You wake up with no hot water, we show up that afternoon, and by evening you’re back to normal.

Master Plumber and Master Gas Fitter on One Team

Gas water heater installation involves the water connections, the gas line, and the venting. All three need to be done right for the unit to operate safely and efficiently. Our team holds both a Master Plumber and Master Gas Fitter license, so we handle the entire scope without needing a second contractor.

Honest Repair vs Replace Advice

If the problem is a $30 thermocouple, we tell you that. If the tank is 14 years old and leaking from the bottom, we tell you that too. You get an honest recommendation and upfront pricing before we start. We’d rather fix a unit that has life left than push a replacement you don’t need.

$200 Off This Spring

We’re offering $200 off traditional water heater installation this spring. Financing through Wisetack is available on all water heater work, so you can get the replacement now and pay over time. See all coupons and specials.

All Sizes, All Fuel Types

We install and repair 40-gallon, 50-gallon, and 75-gallon water heaters in both gas and electric configurations. We work with all major brands and match the unit to your household’s hot water demand, not just what’s cheapest or easiest to install.

What to Expect From a Water Heater Service Call

When you call about a water heater problem, we ask what’s happening so we can arrive prepared: no hot water, leaking, noises, rusty water, or a pilot that won’t stay lit. This tells us whether to bring repair parts, a replacement unit, or both.

On-site, we diagnose the issue, explain what we found, and give you clear options with upfront pricing. If the repair makes sense, we fix it on the spot. If replacement is the better call, we explain why and give you a price that includes the unit, installation, removal of the old one, and all connections.

For replacements, we shut off the water and gas or electric supply, drain the old tank, disconnect and remove it, install the new unit, connect the water lines, gas line or electrical supply, and venting. We test the unit, check for leaks, verify the thermostat is set correctly, and make sure the pressure relief valve is functioning. The old unit leaves with us.

For maintenance visits, we flush the tank to remove sediment, inspect the anode rod, check the pressure relief valve, test the thermostat and heating elements, and verify that gas connections and venting are safe. A maintenance visit takes about an hour and can add years to the life of your water heater.

Traditional Water Heater Questions

How much does water heater replacement cost in Maryland?

Cost depends on the size of the unit, fuel type, and any modifications needed to gas lines or venting. We provide upfront pricing after assessing your setup. Save $200 off installation this spring. Financing is available through Wisetack.

10 to 15 years with proper maintenance. Hard water, skipped maintenance, and an undersized unit shorten lifespan. If yours is past the 10-year mark and showing symptoms, it’s time to start planning for replacement.

If the problem is a replaceable component and the tank is under 8 years old with no leaks, repair usually makes sense. If the tank is leaking, the unit is over 10 years old with recurring issues, or the repair cost is close to half the price of a new unit, replacement is the better investment.

If your home already has a gas line to the water heater, gas is typically more cost-effective with faster recovery time. If your home is all-electric, an electric unit avoids the cost of running a new gas line. We assess your setup and recommend the best option.

Every 1 to 2 years, especially if you have hard water. Flushing removes sediment that reduces efficiency, causes noise, and shortens the tank’s life. Most homeowners skip it, and it’s one of the top reasons water heaters fail early.

Yes. We stock common sizes and can typically replace a standard unit the same day you call. Call (443) 787-5995 and we’ll get it scheduled.

We serve Harford County, Baltimore County, Baltimore City, Anne Arundel County, and Howard County, including Bel Air, Aberdeen, Towson, Dundalk, Baltimore, Annapolis, Glen Burnie, Columbia, and the I-95 corridor.

It depends on your household. Tankless units cost more upfront but use less energy, last longer, and provide hot water on demand. If you’re replacing your tank unit anyway, it’s a good time to evaluate. We offer $400 off tankless upgrades.
