Underslab Plumbing Replacement in Central Maryland

When the Problem Is Under the Concrete

Pipes beneath a concrete slab are out of sight and out of reach until they fail. When they do, the signs show up as wet spots on the floor, unexplained hot spots, water coming up through the foundation, or a water bill that spikes for no obvious reason. Bailey Bros. handles underslab plumbing repair and replacement for homes across Harford County, Baltimore County, Anne Arundel County, Howard County, and Baltimore City.

Not sure which service you need?

Underslab Repairs Are Complex. We Have the Experience to Handle Them.

Homes built on concrete slabs have drain lines, sewer lines, and sometimes water supply lines buried beneath the foundation. When those pipes corrode, crack, or collapse, the repair isn’t as simple as opening a wall. It may require jackhammering through the slab, tunneling beneath the foundation, or rerouting the pipe above the slab entirely. The right approach depends on the pipe material, the location of the failure, the extent of the damage, and the layout of your home.

According to U.S. Census data, the five counties we serve contain over 1.1 million homes with median construction dates ranging from 1948 in Baltimore City to 1989 in Howard County. Many slab-on-grade homes in this area were built with cast iron drain lines beneath the foundation, and after 40 to 60 years of service, those pipes corrode and fail.

Bailey Bros. Plumbing & Drain Services handles underslab plumbing repair and replacement for sewer lines, drain lines, and water lines beneath concrete foundations. We use slab leak detection equipment to locate the failure point before we cut into anything, and we assess every job to determine whether repair through the slab, tunneling, or rerouting above the slab is the best solution. Every project is led by a licensed Master Plumber with 28 years of experience and backed by a 1-year labor warranty. Financing is available through Wisetack.

Signs of Underslab Plumbing Failure

Wet Spot on a Concrete Floor

A damp area on the slab that appears without a spill or an obvious source usually means a drain line or water line beneath the concrete is leaking. The water seeps up through the slab or migrates to the lowest point on the floor.

Hot Spot on the Floor

A section of floor that feels warm or hot to the touch when no radiant heating is installed means a hot water supply line beneath the slab is leaking. The hot water heats the concrete above the leak point. This is one of the most recognizable slab leak signs.

Water Coming Up Through the Foundation

Water surfacing through cracks in the slab, around the base of a toilet, or along the perimeter of the foundation indicates a pipe failure beneath the concrete. If the water has a sewage smell, the failing pipe is a sewer or drain line.

Water Bill Spike With No Visible Leak

If your water bill jumps but you can't find a leak anywhere in the house, the leak may be in a supply line buried beneath the slab. The water is leaving the system underground, where you can't see it. Professional leak detection pinpoints the source.

Sound of Running Water Under the Floor

If you hear water flowing beneath the slab when no fixtures are in use, a supply line is actively leaking underground. This is a sign the leak is significant and needs immediate attention.

Mold or Musty Smell Near the Slab

Moisture migrating up through the slab creates conditions for mold growth on flooring, baseboards, and the slab surface itself. A persistent musty smell near the floor in a slab-on-grade home may indicate a slow underslab leak that's been running for weeks or months. Water damage remediation may be needed alongside the plumbing repair.

Underslab Repair Methods

Before we cut into anything, we locate the failure point. We use electronic listening equipment, thermal imaging, and pressure testing to pinpoint where the pipe is leaking beneath the concrete. Accurate leak detection means a smaller opening, a faster repair, and less damage to your home.

Repair Through the Slab

When the failure is in one location and the rest of the pipe is in good condition, we jackhammer through the slab at the failure point, replace the damaged section of pipe, and patch the concrete. This is the most direct approach for isolated failures in otherwise healthy pipe systems.

Tunneling Under the Foundation

For pipes that run under the center of the slab or beneath load-bearing sections of the foundation, tunneling from the exterior allows us to access and replace the pipe without cutting through the interior floor. Tunneling is more labor-intensive but preserves your flooring and interior finishes.

Reroute Above the Slab

If the underslab pipe is severely deteriorated, in a location that’s difficult to access, or if the homeowner wants to avoid any slab work, we can abandon the failed underslab line and reroute the replacement pipe through the walls and ceiling above the slab. This approach eliminates the underslab risk entirely for that section of plumbing.

Why Bailey Bros. for Underslab Work

We Detect Before We Dig

Jackhammering a slab in the wrong location is expensive and destructive. We use detection equipment to confirm the exact failure point before we open the floor. Accurate detection saves you money and limits the disruption to your home.

We Assess All Three Options Honestly

Repair through the slab, tunneling, and rerouting above the slab each have trade-offs in cost, disruption, and long-term reliability. We explain all three, recommend the best one for your situation, and let you decide. No pressure toward the most expensive option.

Licensed Master Plumber With Underslab Experience

Underslab plumbing is one of the most complex residential plumbing jobs. It requires accurate detection, an understanding of foundation construction, and the skill to work in tight spaces with limited access. Our Master Plumber has 28 years of experience handling these projects across Central Maryland.

We Handle the Water Damage Too

If the underslab leak has already caused water damage, mold, or flooring damage inside the home, we handle the full water remediation in-house: extraction, demolition, drying, mold treatment, and rebuild. One company for the plumbing repair and the interior restoration.

Financing for a Major Project

Underslab plumbing replacement can be a significant expense. Financing through Wisetack lets you get the repair done now instead of waiting for the leak to cause more damage while you save up.

What to Expect From an Underslab Plumbing Project

When you call about a suspected underslab issue, we start by understanding what you’re seeing: wet spots, hot spots, running water sounds, or a water bill spike. This helps us arrive with the right detection equipment.

On-site, we use electronic listening equipment, thermal imaging, and pressure isolation testing to locate the failure beneath the slab. Once we’ve confirmed the location and identified which pipe is leaking, we explain the three repair options: repair through the slab, tunneling from the exterior, or rerouting the line above the slab. We walk you through the pros, cons, and cost of each approach.

For repairs through the slab, we jackhammer a targeted opening over the failure point, excavate to the pipe, replace the damaged section, backfill, and patch the concrete. For tunneling, we excavate from the exterior of the foundation and access the pipe from below without disturbing the interior floor. For reroutes, we abandon the failed underslab line and run a new line through the walls and ceiling.

After the repair, we pressure test the new pipe, verify there are no additional leaks, and restore the work area. If water damage has occurred inside the home, we assess the scope and can begin remediation the same day. Every underslab project is backed by a 1-year labor warranty.

Underslab Plumbing Questions

How much does underslab plumbing repair cost in Maryland?

Cost depends on the location of the failure, the repair method used, the depth of the pipe, and whether the slab opening needs to be large or small. We provide upfront pricing after detection and assessment. Financing is available through Wisetack.

Most underslab repairs take 1 to 3 days depending on the method and complexity. A targeted repair through the slab can be completed in a day. Tunneling and reroutes may take longer. We give you a realistic timeline before work begins.

If the leak is causing water damage, mold growth, or foundation issues, yes. The cost of the repair is almost always less than the cost of the ongoing damage the leak is causing. For isolated failures in otherwise healthy pipe systems, a targeted repair is a sound investment.

Repair through the slab is less expensive and more direct for isolated failures. Rerouting above the slab eliminates the underslab risk entirely for that pipe run and avoids cutting the floor. The right choice depends on the pipe condition, location, and your priorities. We explain both options and let you decide.

We use electronic listening equipment to detect the sound of water escaping the pipe, thermal imaging to identify temperature anomalies on the slab surface, and pressure isolation testing to confirm which line is leaking. These methods pinpoint the failure before we open the floor.

Yes. A sewer line leak beneath the slab can erode the soil supporting the foundation, leading to settling, cracking, and structural movement over time. A water supply leak can saturate the soil and create the same problem. The sooner the leak is fixed, the less risk to the foundation.

We serve Harford County, Baltimore County, Baltimore City, Anne Arundel County, and Howard County, including Bel Air, Aberdeen, Towson, Dundalk, Baltimore, Annapolis, Glen Burnie, Columbia, and the I-95 corridor.

Yes. If the leak has damaged flooring, baseboards, drywall, or caused mold growth, we handle the full remediation in-house. One company for the plumbing repair and the interior restoration.
