Your Well System Needs a Plumber Who Knows Wells

About 15 percent of the U.S. population relies on private wells for drinking water, according to the EPA. In Central Maryland, well water homes are concentrated in Harford County, northern Baltimore County, parts of Anne Arundel County near the Chesapeake Bay, and rural pockets throughout the region. If your home is on a well, your water supply depends entirely on the pump, pressure tank, and controls working together correctly.

Bailey Bros. has been servicing well pump systems across the Greater Baltimore area since 2018. Our team is led by a licensed Master Plumber with experience in both submersible and jet pump systems, pressure tank diagnostics, and well water quality issues. We handle the full well system, from the pump at the bottom of the well to the pressure tank in your basement to the water quality at your tap.

We serve well water homeowners throughout Harford County, Baltimore County, Anne Arundel County, and Howard County. Financing is available through Wisetack for well pump replacements and installations.

Signs Your Well Pump Needs Attention

No Water Coming From Any Faucet

If every tap in your home is dry, the well pump has likely failed or the power supply to the pump has been interrupted. Check your breaker first. If the breaker hasn't tripped, the pump itself, the wiring, or the control box may need repair or replacement. This is an emergency. Call us.

Pump Cycling On and Off Rapidly

Short cycling, where the pump kicks on and off every few seconds or minutes, is one of the most common well system problems. It usually points to a waterlogged pressure tank that has lost its air charge, a failing pressure switch, or a check valve that isn't holding. Left uncorrected, short cycling burns out the pump motor.

Low Water Pressure Throughout the House

If pressure drops when you run more than one fixture, the well pump may be undersized for your household demand, the pressure tank may be failing, or the pressure switch may need adjustment. A pressure test tells us which component is the issue.

Well Pump Running Constantly

A pump that never shuts off is either struggling against a leak in the system, trying to recover a low water level in the well, or has a failed pressure switch that isn't signaling the pump to stop. Running continuously overheats the motor and leads to premature failure.

Sputtering or Air in the Water Lines

Air bursts from your faucets usually indicate a drop in the well's water level, a crack in the drop pipe, or a failing pump that's pulling air instead of water. Seasonal water table changes in Central Maryland can also cause intermittent air issues during dry periods.

Dirty or Discolored Water From the Well

Sand, sediment, or discolored water often means the pump is pulling from too close to the bottom of the well or the well screen has deteriorated. It can also signal a failing pump that's breaking down internally. A well inspection identifies the source.

Well Pump Services We Provide

Well Pump Repair

We diagnose and repair submersible pumps, jet pumps, control boxes, wiring, check valves, and torque arrestors. Most above-ground repairs, including pressure switch and pressure tank issues, are completed the same day. Submersible pump repairs that require pulling the pump from the well take longer but are scheduled promptly.

Well Pump Replacement

A typical submersible well pump lasts 8 to 15 years depending on water quality, usage, and electrical conditions. When repair is no longer cost-effective, we replace the pump, drop pipe, wiring, and torque arrestor as a complete assembly. We size the new pump to your well’s depth, yield, and your household’s water demand.

Pressure Tank and Switch Service

The pressure tank maintains consistent water pressure in your home and reduces how often the pump cycles. A waterlogged tank or a malfunctioning pressure switch causes short cycling, pressure fluctuations, and premature pump wear. We repair, adjust, and replace pressure tanks and switches for all well systems.

Well Water Testing and Treatment

Private wells don’t receive municipal treatment. A USGS study of over 2,100 private wells found that one in five contained at least one contaminant above a health benchmark. We test your well water for hardness, iron, manganese, pH, bacteria, nitrates, and other contaminants, then recommend the right treatment system.

Why Well Owners Trust Bailey Bros.

We Diagnose Before We Replace

Not every well problem requires a new pump. A failed pressure switch, a waterlogged tank, or a tripped breaker can mimic a dead pump. We test the electrical system, check the pressure tank, and evaluate the pump’s performance before recommending a replacement. You pay for what you actually need.

We Handle the Full Well System

Pump, drop pipe, wiring, pressure tank, pressure switch, check valve, and water treatment. One company handles everything from the bottom of the well to the water quality at your tap. No coordination between a well driller and a plumber and a water treatment company.

24/7 Emergency Well Pump Service

A home without water is an emergency. If your well pump fails at night or on a weekend, call (443) 787-5995. We respond to well pump emergencies across Harford County, Baltimore County, and the surrounding areas.

MARC Station / Commuter Area

Residential and commercial properties near the Jessup MARC station on the Camden Line, including newer townhouse and apartment developments alongside established homes. Convenient for commuters traveling to Baltimore or Washington.

Master Plumber Credentials

Our team is led by a licensed Master Plumber and Master Gas Fitter with 28 years of experience. We’re licensed, bonded, and insured under Maryland License #74826. Well pump work requires understanding both the mechanical and plumbing sides of the system. We bring both.

Financing for Well Pump Replacement

A submersible well pump replacement is a significant expense that most homeowners don’t plan for. We offer financing through Wisetack with monthly payment plans for all credit levels so you can restore your water supply without draining your savings

Well Pump Services We Provide

When repair isn’t cost-effective or your pump has reached the end of its service life, here’s what a full well pump replacement from Bailey Bros. covers:

System Diagnostic

We test the electrical supply, check the pressure tank’s air charge, evaluate the pressure switch operation, and measure the pump’s amperage draw. This confirms the pump is the issue and rules out less expensive fixes before committing to a replacement.

Pump Sizing and Selection

We size the replacement pump based on your well’s depth, the static water level, the well’s recovery rate, and your household’s water demand. An undersized pump produces low pressure. An oversized pump short cycles and wears out faster. We match the pump to your system.

Pump Pulling and Installation

For submersible systems, we pull the existing pump, drop pipe, and wiring from the well. We’ll install the new pump assembly, new drop pipe, new wiring, and a new torque arrestor. The entire assembly goes back into the well as a single unit.

Pressure Tank Check and System Testing

After the new pump is installed, we verify the pressure tank’s air charge, adjust the pressure switch to the correct cut-in and cut-out settings, test the system for leaks, and confirm consistent pressure and flow at your fixtures. We run the system through multiple cycles to make sure everything operates correctly.

Well Pump Questions

How much does a well pump replacement cost?

The cost depends on the well’s depth, the type of pump, and the condition of the drop pipe and wiring. We provide upfront pricing after diagnosing the system. Financing is available through Wisetack for monthly payment plans.

A submersible well pump typically lasts 8 to 15 years. Factors that shorten pump life include hard water, sediment, lightning strikes, power surges, and short cycling from a failing pressure tank. Regular pressure tank maintenance helps extend pump life.

Short cycling is usually caused by a waterlogged pressure tank, a failing pressure switch, or a leaking check valve. It’s rarely the pump itself. We diagnose the cause before recommending a repair, which often saves the cost of an unnecessary pump replacement.

Not always. Check your electrical panel first. A tripped breaker is the most common cause of a sudden loss of water. If the breaker is fine, the issue is likely the pump, the control box, the wiring, or the pressure switch. Call us and we’ll diagnose it.

Yes. We repair and replace submersible pumps (the most common type in Central Maryland wells), jet pumps (used in shallower wells), and all associated components including pressure tanks, pressure switches, and control boxes.
