Signs of Underslab Plumbing Failure
A damp area on the slab that appears without a spill or an obvious source usually means a drain line or water line beneath the concrete is leaking. The water seeps up through the slab or migrates to the lowest point on the floor.
A section of floor that feels warm or hot to the touch when no radiant heating is installed means a hot water supply line beneath the slab is leaking. The hot water heats the concrete above the leak point. This is one of the most recognizable slab leak signs.
Water surfacing through cracks in the slab, around the base of a toilet, or along the perimeter of the foundation indicates a pipe failure beneath the concrete. If the water has a sewage smell, the failing pipe is a sewer or drain line.
If your water bill jumps but you can't find a leak anywhere in the house, the leak may be in a supply line buried beneath the slab. The water is leaving the system underground, where you can't see it. Professional leak detection pinpoints the source.
If you hear water flowing beneath the slab when no fixtures are in use, a supply line is actively leaking underground. This is a sign the leak is significant and needs immediate attention.
Moisture migrating up through the slab creates conditions for mold growth on flooring, baseboards, and the slab surface itself. Underslab Repair Methods
Before we cut into anything, we locate the failure point. We use electronic listening equipment, thermal imaging, and pressure testing to pinpoint where the pipe is leaking beneath the concrete. Accurate leak detection means a smaller opening, a faster repair, and less damage to your home.
Repair Through the Slab
When the failure is in one location and the rest of the pipe is in good condition, we jackhammer through the slab at the failure point, replace the damaged section of pipe, and patch the concrete. This is the most direct approach for isolated failures in otherwise healthy pipe systems.
Tunneling Under the Foundation
For pipes that run under the center of the slab or beneath load-bearing sections of the foundation, tunneling from the exterior allows us to access and replace the pipe without cutting through the interior floor. Tunneling is more labor-intensive but preserves your flooring and interior finishes.
Reroute Above the Slab
If the underslab pipe is severely deteriorated, in a location that’s difficult to access, or if the homeowner wants to avoid any slab work, we can abandon the failed underslab line and reroute the replacement pipe through the walls and ceiling above the slab. This approach eliminates the underslab risk entirely for that section of plumbing.

What to Expect From an Underslab Plumbing Project
