Serving All 10 Columbia Villages

Our shop is at 2714 Pulaski Highway in Edgewood, about 30 miles northeast of Columbia via I-95. Columbia is the second-largest community in Maryland with over 104,000 residents and more than 43,000 housing units spread across 10 self-contained villages. Founded by developer James Rouse in 1967, the community was built in phases over three decades, which means the plumbing in each village ages on a different timeline.

Wilde Lake, the first village, broke ground in 1967. Long Reach and Owen Brown followed in the early 1970s. King’s Contrivance and Hickory Ridge came in the mid-to-late 1970s. River Hill, the final village, wasn’t built until 1990. That spread means some Columbia homes have plumbing that’s approaching 60 years old while others are closer to 30. We handle both ends of that spectrum and everything in between.

Our team is led by a licensed Master Plumber and Master Gas Fitter with 28 years of experience. We’re licensed, bonded, and insured under Maryland License #74826. Financing is available through Wisetack for larger plumbing projects.

Plumbing Services in Columbia

Drain Cleaning & Sewer Repair

Clogged drains, slow drains, sewer camera inspections, and sewer line repair for Columbia homes and businesses. The older villages have sewer lines with 50+ years of service. Tree root intrusion and cast iron deterioration are common in these sections. Save $350 on hydro jetting this season.

Water Heater Installation & Repair

Traditional and tankless water heater installation, repair, and replacement. Columbia's larger homes with multiple bathrooms are strong candidates for tankless systems. Save $200 on installation or $400 on a tankless upgrade this spring.

Emergency Plumbing

Burst pipes, sewer backups, gas leaks, and flooding. We provide 24/7 emergency plumbing to all 10 Columbia villages. Call (443) 787-5995.

Gas Line Services

Gas line installation, repair, and leak detection. Columbia homeowners request gas lines for outdoor kitchens, fire pits, built-in grills, and generators. Our Master Gas Fitter handles all residential gas work under Maryland License #74826.

Remodels & Repiping

Bathroom and kitchen remodel plumbing, including full renovations. For the older villages where the original plumbing has reached its limit, whole house repiping with modern PEX or copper addresses the root cause and protects your home's value.

What Columbia Homeowners Should Know

Each Village Has Its Own Plumbing Timeline

Columbia’s 10 villages were built over three decades. Wilde Lake (1967), Harper’s Choice, Long Reach, and Oakland Mills date to the late 1960s and early 1970s with plumbing that’s now 50 to nearly 60 years old. Hickory Ridge, King’s Contrivance, and Dorsey Search were built in the mid-1970s to early 1980s, putting their systems at 40 to 50 years. River Hill, the newest village from 1990, has plumbing approaching 35 years. Understanding which generation your village belongs to helps you anticipate what’s coming next for your plumbing.

Wilde Lake, Long Reach, and Owen Brown: Time to Evaluate

The earliest Columbia villages have homes with copper supply lines that develop pinhole leaks, cast iron drain stacks that corrode from the inside, and sewer connections that weaken at the joints after decades of service. Low water pressure throughout the house, rusty water from the hot side, and drains that clog more often than they used to are signs the plumbing infrastructure needs more than a spot repair.

Mature Trees and Underground Sewer Problems

Columbia was designed to preserve as many trees as possible, and the community’s wooded lots and greenbelts are part of its character. But decades-old root systems seek out moisture in sewer line joints, especially in the older villages where clay and cast iron connections are original. A camera inspection confirms whether roots are causing your recurring drain problems.

Commercial Plumbing for Columbia's Commercial Districts

Columbia Mall, the Town Center lakefront, and the individual village centers are home to restaurants, retail, offices, and commercial properties that need reliable plumbing. We provide commercial drain cleaning, grease trap service, backflow testing, and commercial maintenance plans for Columbia businesses along Route 29 and throughout the village centers.

Hard Water Affects Every Village

Howard County municipal water carries mineral hardness that causes scale buildup in pipes, water heaters, and appliances. In the older villages where the plumbing is already aging, hard water compounds the wear. A water softener extends equipment life and protects your plumbing investment across the house.

Columbia Villages We Serve

Wilde LakeAir / Town Center

Columbia’s first village (1967) and the Town Center lakefront district. The oldest residential plumbing in the community. Repiping, sewer repair, and water heater replacement are the most common calls. The Town Center area adds commercial plumbing demand.

Long Reach / Owen Brown

Early 1970s villages with plumbing systems now 50+ years old. Large residential footprints with single-family homes, townhouses, and condominiums. Drain cleaning, leak detection, and aging pipe evaluations are frequent needs.

King's Contrivance / Hickory Ridge

Mid-to-late 1970s villages with plumbing approaching 45 to 50 years. A mix of single-family homes and townhouses with copper and cast iron systems reaching their maintenance milestones.

Harper's Choice / Oakland Mills

Late 1960s and early 1970s villages near the Route 29 corridor. Older plumbing with similar age-related issues as Wilde Lake. Includes the Oakland Mills village center commercial area.

Dorsey Search / River Hill

The newer villages built in the 1980s and 1990s. River Hill, the final village, features some of the largest homes and highest property values in Columbia. More modern plumbing systems are reaching their first major replacement cycles. Tankless water heater upgrades and gas line installations are popular requests.

Route 29 / Route 175 Commercial Corridors

Columbia’s major commercial arteries. Restaurants, retail, offices, and commercial properties along these corridors need scheduled plumbing maintenance, backflow testing, grease trap service, and reliable emergency response.
