Essex's Reliable Plumbing Company

Good Plumbing Shouldn't Be Hard to Find

Essex is a peninsula community where water is part of daily life, and the plumbing under its homes has been working since long before most of its residents moved in. When something breaks, you need a plumber who answers the phone, shows up when they say they will, and gives you a fair price. Bailey Bros. serves Essex homeowners and businesses with same-day appointments, 24/7 emergency service, and upfront pricing from our Edgewood location.

Serving Essex from Our Edgewood Location

Our shop is at 2714 Pulaski Highway in Edgewood, about 14 miles north of Essex via I-95 and Eastern Boulevard. Essex covers nearly 12 square miles of southeast Baltimore County, with over 40,000 residents and roughly 17,000 housing units. Nearly a quarter of that area is water. Back River, the Chesapeake Bay, and the marshlands along the peninsula’s edges mean Essex homes deal with higher groundwater, more moisture, and plumbing conditions that communities farther inland don’t face.

The housing in Essex ranges from pre-war bungalows and Cape Cods near the original town center along Eastern Boulevard to mid-century ranches and townhouse developments farther out on the peninsula. Most of this housing was built between the 1940s and 1970s, which means the plumbing in many Essex homes is 50 to 80 years old. We handle residential and commercial plumbing across all of Essex’s neighborhoods.

Our team is led by a licensed Master Plumber and Master Gas Fitter with 28 years of experience. We’re licensed, bonded, and insured under Maryland License #74826. Financing is available through Wisetack for larger plumbing projects.

Plumbing Services in Essex

Drain Cleaning & Sewer Repair

Clogged drains, slow drains, sewer camera inspections, and sewer line repair for Essex homes and businesses. Older sewer lines on the peninsula are prone to root intrusion, settling, and deterioration from decades of high water table exposure. Save $350 on hydro jetting this season.

Water Heater Installation & Repair

Traditional and tankless water heater installation, repair, and replacement. Same-day water heater service available in Essex. Humidity and moisture in peninsula homes accelerate water heater corrosion. Save $200 on installation or $400 on a tankless upgrade this spring.

Emergency Plumbing

Burst pipes, sewer backups, gas leaks, and flooding. We provide 24/7 emergency plumbing to Essex. When your home has a plumbing emergency, call (443) 787-5995.

Sump Pump Services

Essex's high water table and peninsula geography make sump pumps essential for many homes. We install, repair, and replace sump pumps and battery backup systems. If your sump pump runs constantly or you've had water in the basement after storms, call before the next one.

General Plumbing Repairs

Faucet repair, toilet repair and installation, garbage disposal replacement, shower and tub repair, and outdoor spigot service. The everyday plumbing problems Essex homeowners deal with, fixed the same day in most cases.

What Essex Homeowners Should Know

Living on a Peninsula
Affects Your Plumbing

Essex sits on a peninsula bordered by Back River to the north and the Chesapeake Bay to the east. The water table is higher here than in most Baltimore County communities, which means basements are more susceptible to moisture, sump pumps work harder, and underground pipes sit in wetter soil year-round. That constant moisture accelerates pipe corrosion and can destabilize sewer lines over time.

1940s Through 1970s
Homes With Aging Pipes

Most Essex housing was built between the 1940s and 1970s. These homes commonly have galvanized steel supply lines, cast iron drain stacks, and original sewer connections that are reaching or past the end of their expected service life. Low water pressure throughout the house, rust-colored water from the hot side, and recurring drain clogs that don't respond to snaking are signs the plumbing needs more than a spot repair.

Commercial Plumbing
Along Eastern Boulevard

Eastern Boulevard is Essex's main commercial corridor, running through the heart of the community with restaurants, shops, and service businesses. The Middlesex Shopping Center and surrounding commercial properties need reliable drain cleaning, grease trap service, backflow testing, and commercial plumbing maintenance.

Storm Surge and Basement Flooding Risk

Essex's low-lying areas near Back River and the bay are vulnerable to flooding during heavy storms and high tide events. A battery backup sump pump system protects your basement when the power goes out during a storm. If your current sump pump doesn't have a backup, it's only protecting you when the electricity is on.

Hard Water and Your Plumbing

Baltimore County municipal water carries enough mineral hardness to cause scale buildup inside pipes, water heaters, and appliances. In Essex's older homes where the pipes are already aging, hard water compounds the problem. A water softener protects your plumbing and extends the life of your water heater and appliances.

Essex Areas We Serve
